Accessory Dwelling Units (ADU)

What is an ADU?

An accessory dwelling unit (ADU) is a secondary unit on the same lot as a primary residence and provides complete independent living facilities. ADUs can be created as new construction, either attached or detached from the main home, or converted from existing space (e.g., bedrooms, garage, or accessory structures). The City is currently updating its ADU Ordinance to ensure its compliance with state law.

How to Build an ADU

1. Contact the Planning Department

Reach out to the city's planning department to ensure your property is eligible for an ADU. Reach out via email at inspections@ci.greenfield.ca.us, by phone at (831) 304-0333 or visit us in-person at the city hall

2. Hire Architect/Designer

  • Knowledgeable about ADU laws
  • Tailor solution to individual needs
  • Assist with the application process

3. Application

  • Application, Title 24 Forms, Plans
    Digital Preferred
    In Person: Documents in USB

4.  Plan Review Payment

  • No payment within 72 hours: Application is canceled
  • Must be paid prior to Plan Review
  • Electronic Apps: paid within 72 hours
  • In-Person Apps: paid at processing

5. Plan Review Process

We will continually work with your architect/designer to ensure plans are complete and in compliance.

6. Building Permit Payment

After application and plans are approved and fees have been paid, Building Permit will be issued by City

7. Building Permit/Inspections

Permit issued, construction may begin. We will work with you to schedule inspections & complete requirements

8. Certificate of Occupancy

Final inspection is passed - Certificate of Occupancy will be issued by City. Building can now be legally occupied.

Junior Accessory Dwelling Units

A junior accessory dwelling unit (JADU) is a unit that is no more than 500 square feet and contained entirely within a single-family residence (Attached garage, bedroom, etc.). The owner is required to reside in the primary residence or the newly created JADU. The link below includes instructions for filing a deed restriction prior to issuance of a building permit.
